This new six-floor, 313-bed residence hall was built to accommodate UVA’s growing student population and provide additional off-grounds student housing options. The facility’s four-bedroom apartments feature shared living spaces and full kitchens and the building has two levels of underground parking.

2RW provided sustainable mechanical, electrical, plumbing, and fire protection (MEP/FP) engineering and construction administration services for this project. Strategies utilized to attain the project’s energy efficiency goals include:

  • Use of LEED energy modeling to identify the most-efficient envelope and HVAC options
  • Incorporation of PHIUS+ Passive Building Standard components including high-efficiency MEP/FP systems, increased insulation, energy recovery, and an exterior shading system fined-tuned to the sun’s orientation
  • Operable windows and dimmable energy-efficient lighting
  • Shower drain heat recovery
  • Low-flow plumbing fixtures
Results

This building, which is targeting LEED Gold, is expected to meet the following projections:

  • 40% lower water usage as compared to similar buildings
  • An energy use index (EUI) of 42 kBTU/sf (36 for the residential component and 6 for the garage) which is a 37% improvement over the ASHRAE standard

Highlights

During the construction document stage, 12 inches was removed from the space between each floor, limiting the space available for MEP/FP systems. 2RW redesigned the MEP/FP systems mid-project to fit the new space with without affecting the fast-tracked schedule.
