The CODE building is an innovative retail and commercial office development featuring flexible alternatives for early-stage technology startups, co-working spaces, and larger business headquarters. CODE emphasizes principles of wellness and sustainability within the workplace and will support a diverse mix of tenants. The seven-story building features a courtyard, amphitheater, and 225-seat auditorium with rooftop terraces that provide greenery and outdoor work spaces.

2RW provided MEP/FP engineering and LEED consulting for this 213,000 SF building and participated in the integrated design process to optimize the building shell and supporting systems. The design goals were to optimize the building systems while reducing their visual impacts and to maximize limited roof space.

Sustainable MEP/FP design include:

  • High-efficiency HVAC systems
  • Dedicated heat recovery chiller system
  • Storm drainage that serves the rooftop terraces
  • Rainwater harvesting and irrigation integration
  • Advanced building automation system (BAS) featuring individual circuit monitoring with capabilities for localized demand limiting
  • High-efficiency LED lighting that imposes minimal heat gain to the internal spaces

2RW also provided MEP/FP energy-use metrics for the development of an interactive energy awareness display.

Results

The most recent energy model indicates that the CODE building will utilize 46% less energy than the ASHRAE 90.1-2010 baseline.
